Privacy Policy
What we collect when you talk to us about a mortgage, why we need it, who else ends up seeing it, and what you can ask us to do about it.
Our commitment
A mortgage is the most document-heavy thing most people ever do. Within a few days of meeting us you will have handed over your income, your debts, your account balances and your Social Security number — not because we asked nicely, but because no lender can approve a loan without them. Alliance Lending Services treats that as the obligation it is, and this page explains in plain language how we handle what you give us.
In this policy, "we", "us" and "our" mean Alliance Lending Services ("ALS"). We arrange residential mortgage loans from our office in Sandy, Utah, and we are licensed to originate residential mortgage loans in the state of Utah. This policy covers this website and the way we handle information in the ordinary course of arranging a loan — on the phone, by text, by email and across the desk.
Federal law treats a mortgage broker as a financial institution, so the Gramm-Leach-Bliley Act and Regulation P require us to give you a separate privacy notice as well as this page. It is the standard "What We Do With Your Personal Information" notice, and you receive it with the initial disclosure package that follows your application — at or before the point you become our customer.
That notice sets out the categories of nonpublic personal financial information we collect, the reasons we are permitted to share it, which of that sharing you can ask us to limit, and how to tell us to limit it. We deliver it again whenever our practices change in a way that requires a new one, and you can ask for another copy at any time using the contact details at the bottom of this page. It governs your loan file; this page describes everything around it, and the two are meant to be read together.
Using this site, sending us a message or starting an application means you understand the practices described here. If anything below is unclear, ask us — the contact details are at the bottom of the page and a question about privacy is not a strange thing to call a mortgage company about.
Information we collect
Information reaches us through three channels, and they are very different in size.
Information you give us Your name, address, phone number and email; your date of birth and Social Security number; your employment and income; your assets, debts and account balances; details of the property you are buying or refinancing; and the documents behind all of it — pay stubs, tax returns, bank statements, identification. Almost all of this arrives through an application, a phone call or an email with your loan officer rather than through this website.
Information from other people Credit reports and credit scores from consumer reporting agencies; verifications of employment, income and deposits; appraisals, title work, flood determinations and insurance information; and public records. We collect this to confirm what you have told us and to work out which loan programs you actually qualify for. Pulling your credit needs your authorization, and we ask for it first.
Information collected automatically When you visit this website we collect ordinary web analytics — IP address, browser and device type, the pages you look at, the site or search that sent you, and the date and time of the visit. It is delivered through a Google Tag Manager container. It tells us which pages are worth keeping. It does not tell us who you are.
What the calculators do not collect The mortgage calculators on this site run entirely inside your browser. The income, balances and rates you type into them are never sent to us and are not stored anywhere. You can model a purchase on this site all afternoon without us knowing you were here.
How we use your information
We use what we collect to:
- answer the question you came with — a rate, a payment, whether a program fits your situation;
- take, evaluate and process a loan application, and prepare the file an underwriter needs;
- submit that file to the lender or investor most likely to approve it on the terms that suit you best;
- order the credit reports, verifications, appraisals and title work a loan file requires;
- keep you — and, where you ask us to, your real estate agent — up to date while the loan is in process;
- reply to your calls, texts, emails and form messages, and arrange appointments;
- meet the obligations that come with lending: record keeping, fair lending, anti-money-laundering and licensing rules, and the reporting our regulators require;
- detect and prevent fraud and identity theft;
- understand which pages of this website are useful, and improve the ones that are not.
We do not use the information analytics collects to build advertising profiles about you, and we do not sell it.
Mobile information and SMS consent
We answer calls at (801) 255-6582 and send text messages from (801) 348-8963. If you give us a mobile number — on a form, in an email, or out loud to a loan officer — you are agreeing that we may use it to reach you about your loan.
What we collect to text you Your name and mobile number, and whatever you choose to tell us in the conversation that follows.
What we send Conversational and service messages: replies from your loan officer, follow-up on a quote you asked for, requests for a document, appointment reminders, and rate-lock and status updates while your loan is in process. We also send promotional and marketing messages — rate news, program updates and occasional offers — to people who have agreed to hear from us. Both kinds go out through Bonzo(opens in a new tab), the customer relationship platform ALS uses to manage borrower communication. Bonzo sends on our behalf as a service provider, under the same restrictions set out under "What we never do with it" below.
Consent is not a condition You never have to agree to text messages to get a quote, apply for a loan or close one. Tell us to call or email instead and that is what we will do.
Frequency and cost Message frequency varies with where your loan is — busy in the week before closing, quiet otherwise. Message and data rates may apply. Those are your carrier's charges, not ours.
How to stop Reply STOP to any message to stop receiving them. Reply HELP for help. You can also call (801) 255-6582, email customercare@aboutalliance.com, or simply tell your loan officer.
What we never do with it Mobile opt-in, SMS consent and phone numbers collected for text messaging are not shared with third parties or affiliates for marketing purposes, and we do not sell, rent or trade them.
How we handle "Do Not Track" signals
Some browsers can send a "Do Not Track" signal to the sites you visit. There is still no agreed standard for what a site should do when it receives one, and this site does not currently change its behavior in response.
What we do instead is the section above: analytics only, no advertising profiles, nothing sold. If that ever changes, this page changes with it and the date at the top moves.
Children's online privacy
This site is for adults arranging home loans. We do not knowingly collect personal information from children under 13, and we do not knowingly allow anyone under 13 to become a customer. Because we do not collect it, we have none to pass to anyone else.
If we learn that a child under 13 has sent us personal information, we delete it from our records. If you believe that has happened, contact us and we will take care of it.
Your rights
Depending on where you live, you may have the right to:
- ask what information we hold about you;
- ask us to correct anything that is wrong;
- ask us to delete information, subject to the record-retention rules below;
- opt out of marketing communications, including email and text;
- get a free copy of your credit report from each nationwide credit bureau every year and dispute anything inaccurate on it, under the Fair Credit Reporting Act.
One limit, stated plainly Mortgage files are regulated records. Federal and state lending rules require us to keep applications, disclosures and the documents behind them for years after a loan closes — and after one that does not. So a deletion request will not empty a completed loan file, and we would be breaking the law if it did. Anything outside that retention obligation we can act on.

Opting out of prescreened credit offers
When you apply for a mortgage, the credit bureaus are permitted to sell the fact that you are shopping. That is why applicants suddenly get a wave of calls, letters and emails from lenders they have never contacted. It is legal, it is known in the trade as a trigger lead, and it has nothing to do with us — we do not sell your information to anyone.
You can switch it off. The credit bureaus run a joint opt-out:

Opting out for five years takes a couple of minutes online. Opting out permanently means printing and mailing a form. Doing either before you apply is one of the most useful pieces of advice we give.
How we protect your information
In transit This site is served over HTTPS, so anything you send through it is encrypted on the way. Loan documents are exchanged through secure systems built for that purpose rather than through ordinary email.
Who can see your file Access is limited to the loan officer and staff working on your loan, and to the vendors listed above who need a piece of it to do their job. It is not open to the office.
Please do not send documents through the form The message form on our contact page is for questions. Do not send Social Security numbers, account numbers or loan documents through it, and do not send them by ordinary email either — your loan officer will send you a secure link for anything sensitive.
If something goes wrong No system is perfect, and a policy claiming otherwise would not be worth reading. If we ever suffer a security incident affecting your information, we will notify you and the appropriate regulators within the timeframes the law requires.
Links to other sites
This site links out in a handful of places — our online application portal, NMLS Consumer Access, our Google Business Profile, and our Facebook, LinkedIn and Instagram pages among them. Those are run by other companies under their own privacy policies. Once you leave this site you are covered by theirs, not by this one.
We do not control what they collect and we do not endorse their practices by linking to them. Worth a minute of reading before you hand any of them information — particularly the application portal, which is where the sensitive material goes.
Changes to this policy
We update this policy when our practices change. The "Last updated" date at the top of the page is how you tell: if it has moved, so has something here. Today it reads August 24, 2026.
Material changes are posted on this page rather than filed somewhere you would have to ask for, and continuing to use the site after they are posted means the updated policy is the one that applies to you. It is worth a look now and then.
