    A "conventional" (conforming) mortgage is a loan that conforms to established guidelines for the size of the loan and your financial situation with a 5% minimum down payment. Conventional loans feature terms typically ranging from 10 to 30 years and may be fixed or have an adjustable rate. Monthly payments on a conventional fixed-rate mortgage remain the same for the life of the loan, making it an attractive option for borrowers who plan to stay in their home for several years. The adjustable rate mortgage (ARM), which features lower monthly payments during the first few years especially if you know you'll be moving within the next several years..


    An FHA loan is insured by the Federal Housing Administration, an agency within the U.S. Department of Housing and Urban Development (HUD). The FHA does not loan money to borrowers, rather, it provides lenders protection through mortgage insurance (MIP) in case the borrower defaults on his or her loan obligations. FHA loans are available to all buyers, FHA loan programs are designed to help creditworthy low-income and moderate-income families who do not meet requirements for conventional loans.


    VA guaranteed loans are made by lenders and guaranteed by the U.S. Department of Veteran Affairs (VA) to eligible veterans for the purchase of a home. In most cases, no down payment is required on a VA guaranteed loan and the borrower usually receives a lower interest rate than is ordinarily available with other loans.


    USDA loans are mortgages backed the U.S. Department of Agriculture as part of its USDA Rural Development Guaranteed Housing Loan program. USDA loans are available to home buyers with below-average credit, offer 100% financing with reduced mortgage insurance premiums, and feature below-market mortgage rates.


    Construction loans are typically short term loans ranging from 6 months to a maximum of 18 months, and have variable interest rates that move up and down with the prime rate. The rates on this type of loan are higher than interest rates on permanent mortgage loans. To gain approval, the lender will need to see a construction break down, detailed plans and a realistic budget. Once approved, you will be put on a draw schedule that follows the project’s construction timeline.

    Reverse Mortgage

    Reverse mortgages (also called "home equity conversion loans") give homeowners 62 years of age the ability to benefit from their home equity without the necessity of selling their home. There are 3 types based on your home equity; You may receive a lump sum, A long term monthly payment or receive a line of credit. Repayment is not necessary until the homeowner puts his or her home up for sale, moves out of the home (such as into a care facility) or passes away.  You (or your estate) are required to pay back the lender for the money you received from the reverse mortgage plus accrued interest and other finance charges.
